FLETCHER RESIDENTIAL LTD 1974-1992

Fletcher Residential Ltd was established in 1974 by Fletcher Holdings Ltd. In 1981 Fletcher Residential Ltd acquired Beazley Homes which had been part of the Fletcher Group since 1976. Beazley's were the largest company in the domestic housing market.

In 1986 Fletcher Residential acquired Reidbuilt Homes and became New Zealands largest new home builder for first time buyers. The company also expanded into retirement villages, set up a division to built homes for Housing New Zealand and established Residential Mortages Ltd to provide first home buyers with independent finance.

In 1985-1987 Fletcher Residential expanded into the medium and high cost housing market through the acquisition of NZH Homes in Napier, and Aston Marsh, Fyfe Homes and Demsey Mortan in Auckland. They also started Warner and Masters in Auckland and Tauranga.

In 1988 Prestige Homes and Spaceline Homes were amalgamated as part of Fletcher Residential as part of Fletcher Challenge's acquisition of Winstones Ltd. In early 1989 the joint venture with Neil Holdings, a major Auckland based land development company, resulted in the acquisition of Neil Homes and Lifestyle Homes.

In 1992 Fletcher Residential Ltd amalgamated the Neil, Reidbuilt and Beazley brands into one operation and changed its name to Fletcher Homes Ltd.
